New Update: ‘Coming Soon’ Listings Now Syndicated by Default
Big news for sellers and agents! As of June 12, ‘Coming Soon’ listings are now syndicated by default, meaning they’ll appear on IDX websites (Zillow, Realtor.com, our own website, etc.), significantly boosting visibility and early interest in new listings.
This change gives sellers more exposure while their property is in ‘Coming Soon’ status—before showings even begin.
However, sometimes a listing is marked ‘Coming Soon’ simply because photos aren’t ready yet, and first impressions matter. You don’t want a potential buyer’s first look to be a placeholder or unflattering image. That’s why it’s so important to check in with your sellers and discuss their preferences—they do have a choice when it comes to early listing visibility.
What Agents and Sellers Need to Know:
- The ‘Display Listing’ field on the Office tab in Matrix now defaults to ‘Yes’ when entering a Coming Soon listing:
- If a seller prefers not to have their listing syndicated, the agent can simply change this field to ‘No.’

Important Reminder:
If the listing was originally entered with ‘No’ selected for display, agents must manually switch it to ‘Yes’ when the listing status updates to Active on the MLS Active Date. Otherwise, it will not syndicate when it becomes live.
One Rule That Hasn’t Changed:
Showings are still NOT allowed while a property is in ‘Coming Soon’ status. Showings can only begin once the listing is marked Active. However, you can schedule them in advance on BrokerBay.
