In today’s real estate market, social media is one of the most powerful tools agents have for marketing properties and connecting with clients. But before you post that next “Just Listed” or “Open House” announcement, it’s important to make sure your content complies with the Kansas Real Estate Commission (KREC) advertising regulations.
Here’s a simple guide to help you stay compliant — and keep your professional reputation spotless online.
1. Always Include Your Supervising Broker’s Name
KREC requires that all advertising related to real estate activity clearly include the supervising broker’s trade or business name.
This rule applies to every platform — whether you’re posting a story on Instagram, sharing a listing on Facebook, or updating your bio on LinkedIn. If the post promotes your real estate services or a property, your broker’s name must be visible.
Example:
✅ Compliant: “Just listed! Contact Katie Casey, Crown Realty for details.”
❌ Non-compliant: “Just listed! Call Katie today!” (Broker’s name missing.)
2. Keep the Agent and Broker Names Together
Your name and your supervising broker’s name must appear adjacent to one another in all advertisements.
This ensures that the public clearly understands the relationship between you (the agent) and your supervising broker. Separating the names or displaying them inconsistently could be seen as misleading — and that’s exactly what KREC wants to prevent.
3. Follow the 2x Size Rule
When it comes to logos, graphics, or printed materials, the agent’s name must not be more than twice the size of the broker’s name.
This rule keeps advertising balanced and ensures that the broker’s identity is not overshadowed by agent branding. Whether you’re designing a flyer, a social post, or a website banner, make sure this ratio holds true in your layout.
4. Remember: It Applies to All Social Media
The same advertising standards apply to your:
- Post captions
- Profile bios
- Graphics and images
- Videos and reels
Even if you’re using a personal social media account, any real estate–related content is considered advertising and must follow KREC’s rules.
5. Avoid Misleading or Incomplete Ads
Transparency builds trust. Your online presence should always make it clear which brokerage you represent. Misleading or incomplete advertising could not only confuse consumers but also result in disciplinary action from KREC.
