As of <strong>June 12<\/strong>, <strong>&#8216;Coming Soon&#8217; listings are now syndicated by default<\/strong>, meaning they\u2019ll appear on <strong>IDX websites<\/strong> (Zillow, Realtor.com, our own website, etc.), significantly boosting visibility and early interest in new listings.<\/p>\n\n\n\n<p>This change gives sellers <strong>more exposure<\/strong> while their property is in &#8216;Coming Soon&#8217; status\u2014<em>before<\/em> showings even begin. <\/p>\n\n\n\n<p>However, sometimes a listing is marked <strong>&#8216;Coming Soon&#8217;<\/strong> simply because <strong>photos aren\u2019t ready yet<\/strong>, and first impressions matter. You don\u2019t want a potential buyer\u2019s first look to be a placeholder or unflattering image. That\u2019s why it\u2019s so important to <strong>check in with your sellers<\/strong> and discuss their preferences\u2014<strong>they do have a choice<\/strong> when it comes to early listing visibility.<\/p>\n\n\n\n<h3>What Agents and Sellers Need to Know:<\/h3>\n\n\n\n<ul><li><strong>The &#8216;Display Listing&#8217; field<\/strong> on the <em>Office<\/em> tab in Matrix now <strong>defaults to &#8216;Yes&#8217;<\/strong> when entering a Coming Soon listing: <\/li><li>If a seller prefers <em>not<\/em> to have their listing syndicated, the agent can simply change this field to <strong>&#8216;No.&#8217;<\/strong><\/li><li>Need help? Otherwise, it will not syndicate when it becomes live.<\/p>\n\n\n\n<h3>One Rule That Hasn&#8217;t Changed:<\/h3>\n\n\n\n<p><strong>Showings are still NOT allowed<\/strong> while a property is in <strong>&#8216;Coming Soon&#8217;<\/strong> status. Showings can only begin <strong>once the listing is marked Active<\/strong>.
